Planning your viewing trip to Mallorca: be prepared!August 11, 2022

As the property market in Deià and on the West Coast shows no sign of slowing down, it’s never been more important to be prepared and plan ahead for your viewing trip to Mallorca.

Here are our 5 top tips to give yourself the best possible chance to find your dream home.

1. Start planning at least a month before you intend to come out

If you’re planning your viewing trip to Mallorca for late September onwards, you need to be getting in touch with us to start your research now.

Autumn is actually the ideal time to come to Mallorca. It’s less likely that the homes you want to view will be rented so we’ll be able to get access to them for you. Also, it will be cooler and this will make the viewing process more pleasant.

Get in touch with us immediately with your property wish list and be as detailed as you can about what you’re looking for.

2. Schedule a fact-finding call with us at least two weeks before you’re coming

Because the market continues to move so fast, it’s essential that you move quickly to share your wish list with us.

As soon as you know when you’re coming to Mallorca, schedule a call with us to get a live reading of the state of the market and to check that your property wish list is still accurate.

3. Make yourself as attractive to real estate agents as possible

All good real estate agents are extremely busy right now and will continue to be so. The more prepared you are to move quickly, the more attractive you’ll be to them.

So, be very detailed and realistic about what you’re looking for. Make sure you’re clear on the legal side of things and ready to move as swiftly as you can. For example, you’ll need an NIE – a foreigners’ identification number –  to buy a home in Mallorca but you can apply for one now.

4. Be very clear about the cost of buying

With transfer tax (the Spanish equivalent of stamp duty), lawyers’ fees and potentially a mortgage, you could be looking at a buying cost of 13 to 14% above the purchase price of your dream home.

It’s vital to be aware of this and to make sure you have the funds in place to cover additional fees on top of the price of the property.

5. Stay flexible and open-minded

Although we’ve said it’s essential to be prepared and clear about what you’re looking for, with the market the way that it is, it’s also a good idea to be open-minded. 

If there isn’t a property on the market that exactly fits your criteria, there may be others that have different qualities that might appeal to you.

Planning your property viewing trip to Mallorca is one thing. When you’re here, you want to be able to enjoy your trip. This starts with having somewhere comfortable and pleasant on the island in which to base yourself.

If you’re only planning on visiting for a couple of days, it’s best to stay in a hotel – although you also need to book well in advance as hotels are busy until the end of the season.
