The S’Estel story: This Deia home has been on our radar for some time. When we originally visited the house we loved it, and we could see it could be special but we didn’t love the price, originally north of €2,000,000.
We were told it would be possible to build a pool and extend the property a little but nobody could really say for certain if this was really the case. We felt the price didn’t align with the market nor our values so we put it to one side. Until recently.
Now the owner has become motivated and serious to sell and has brought the price down to reflect this - perhaps even lower than we expected. We took the S’Estel on exclusively and invested time with local architects to investigate its potential and run the numbers on renovating.
Following architect visits, topographical reports, sketches and a couple of trips to the town hall we’ve established what’s genuinely possible given current building regulations. We couldn’t be more delighted and inspired to share our findings with you.
You can restore S’Estel to create a four-bedroom 260m2 family home with swimming pool of roughly 30m2, landscaped garden, parking, sea and mountain views and all day sunlight.
Indoor layout: S’Estel’s interior is a blank canvas for you to create a harmonious family living space.
For example, you could design an open plan kitchen, living and dining area with large double doors on the ground floor that allowed light to flood the space all day long and made the most of the views. The double doors could lead onto a covered terrace where you could enjoy breakfast looking out to sea and dine al fresco watching the sunset of an evening. There’s also space on this level to create a bedroom.
Your first floor could be a master suite and you could create guest bedrooms on the lower ground floor.
Outdoor layout: You could create Mediterranean landscaped gardens to surround S’Estel with terraced spaces and a path leading to the pool from the lower ground floor. It’s really up to you.
Maria says: I try to avoid using the word ‘opportunity’. I feel it’s over used in real estate so I use it very sparingly. Right now, I can’t help but blurt it out. There’s no doubt in my mind that someone with vision who adores Deià will snap up S’Estel. It’s a genuine opportunity. I really feel this is the next house to sell in the village and I don’t see any signs of a home with similar spec when finished in the same price region coming onto the market any time soon.
